Dog Days

Having lived in South Florida all my life, I always believed that summer was good for only a few things: Poincianas in bloom, mangoes, and dolphin fishing. I'll add something else to the mix--a pickup in buyers in the real estate market.

Who's coming out to shop? My current customers range from first time home buyers in their twenties, to Canadians, to a Bolivian businessman. I've been contacted by foreign buyers from Australia and Italy, and by single women looking for a condo near work. Even long time resident families looking to downsize or upsize are out there. So there is no particluar profile.

Foreclosure sales DO work--I just sold a nice 3-bedroom 2-bath single family home in Perrine to a young couple (congrats Fernando and Yamile!) for $180,000. I really enjoyed that, helping first time home buyers start their lives together. Very cool.

Regarding summer... Did I mention lychees?  I love lychees, slightly chilled. I think I'll give some away at my next open house. Please attend, or I'll have to eat them all myself.

Things could get interesting...

The market definitely IS picking up, as evidenced by a spike in buyer inquiries, more people showing up at open houses than we have seen in months, and more keen interest in foreclosures, people asking about interest rates, and so on.

On top of that, summer is here, and traditionally this time of year is busier because the kids are out of school and that's when people find it more convenient to move.

Recently, I emailed a customer about a phenomenally priced home in Palmetto Bay. He wanted to see it right away, and, alas, it was already taken. It was a foreclosure, and the bank had accepted an offer so recently that the listing broker hadn't even changed the status on the MLS from "Active" to "pending sale."

This scenario is becoming more and more common with foreclosures. The banks are learning to price them competitively enough to get them off the market quickly. They've learned that time on the market is deadly.

I hope you're all beginning a great summer. I have no plans to leave town except for the end of August, when I'll go to Toronto to attend the my cousin's son's wedding. Should be fun. Plus it will be nice to be that far north and not be suffocating from the humidity for a few days.
