WAY OVERDUE!

The worst thing that can happen to a blog, I am told, is that it gets neglected. Guilty as charged. I have to get more in the swing of keeping this blog updated, because when things get busy, time goes by way too fast.

This market is still battling a lot of enemies: an uncertain outcome to the property tax situation (currently being dissected in Tallahassee), a segment of sellers who are still stubbornly hanging on to their high prices, and a segment of stubborn buyers who won't bite until the bait gets juicier.

The transactions that are moving and getting closed are closing late, due to the now very picky and cautious lending industry, and almost no one is seeing closing dates being met.

As I keep saying, I think the key is communication--the more sellers and buyers are informed about REAL facts (not TV news or network experts), focusing on their subdivision or section, the easier it is for them to make decisions. With all due respect to those who sit in front of cameras in New York or Atlanta, it is the Realtor in South Florida, the one who is digging into the MLS every day to determine price per sq ft, list-to-sale ratios, and other sales data, who knows what is going on and off in their market.

More on all this later. A buyer of mine is coming in to the office soon to meet with me and go over an inspection report on the property he just put a contract on. Communication, communication...
